We manage all kinds of properties for short term rentals, including single-family and vacation homes, townhouses, condominiums, villas. The properties we manage are luxury residences in high demand and our property managers are dedicated to exceeding the expectations of property owners and guests alike.

This is your property, so you have every right to use it whenever you wish. There are no restrictions on the use of your property and you can black out any dates on the calendar at your discretion. Five Star Properties must always honor all guest reservations, so please be aware of the dates that your property has been booked when you wish to block out availability of your property to rentals.

In order to maintain the highest standards for the rental properties we offer to the general public, we conduct routine inspections before and after every guest booking. Inspections are also performed on a monthly basis to ensure that your property remains in peak condition and if any repairs are needed, we make sure those are addressed in a timely manner.

At Five Star Properties, we are happy to manage properties that fall under the rules and regulations of a Homeowners Association, condominium board, or other group tasked with maintaining the standard of that residential community. Our team of property managers eagerly work with HOAs and community boards to ensure that rentals remain in compliance with all bylaws and restrictions and we monitor any adjustments, changes, or additional requirements that might apply to your property in the future.

If approvals of any kind are necessary at any point of the rental process, we coordinate with your association or board to obtain those approvals and determine how to continue keeping your property marketable and profitable within the established guidelines that exist.

Five Star Properties uses a comprehensive screening process to protect your property from becoming damaged or otherwise abused by guests during a reservation. The screening process requires that all potential renters submit to background checks, credit checks, and rental history reviews to ensure that a guest is trustworthy and safe.

Once a guest has been properly screened, we ensure that he or she fully understands the language in the rental agreement that explains what is prohibited during the reservation and the penalties for violating the agreement. Our property managers review the house rules that have been established by you, the owner, and we take every precaution possible to reduce any and all risks inherent to the rental of your property to guests. In order to maintain the condition of your property and continue to keep it on the market for other guests, we work to communicate with you and your guests in the event that any issues do arise, so they can be resolved as quickly and quietly as possible

Pest control is a top priority with the properties we manage and we take every precaution to ensure that your vacation rental is free from common pests looking for food and shelter. During the inspections of your property, we look for early indicators of an infestation and take the necessary actions to eliminate the problem before it becomes an unsafe, hazardous situation.

Preventative measures are applied in the form of fumigation and/or traps that are designed to control the problem before it can become harder to eliminate. Our inspections may identify entry points and other means of access that allow for pests to enter the property and those areas are targeted for repair.

Reminders are given to guests that proper waste management and food storage methods are critical for preventing pest infestations and necessary for keeping your property operating at peak capacity.

Routine maintenance is crucial for meeting the standards of Five Star Properties. HVAC systems and pools are two essentials for a comfortable, relaxing Florida getaway and these are two of the most sought-after amenities that our guests search for when they want a vacation rental. We conduct routine inspections of your property’s HVAC unit, making sure everything is clean, the air filters are fresh,there are no leaks or holes in the ductwork, and all equipment from compressor to condenser coils are clean and operating properly. If repairs or upgrades are needed, that work is performed as soon as possible, without taking your property off the market.

We also conduct routine inspections and maintenance of the pool. The water is tested, skimmers and filters cleaned, and any floating debris is removed. All equipment is checked to ensure it’s all working properly. The pool water is ph balanced and cleaned before and after every guest reservation.

In the event of a maintenance emergency, Five Star Properties will work immediately with our trusted, long‑standing vendor partners to resolve the issue. We coordinate directly with the vendors to dispatch professionals to your property without delay, ensuring any necessary emergency repairs are completed as quickly and efficiently as possible—so you and your guests can get back to enjoying your rental uninterrupted.
